Plan Review & Permitting

Berthoud Fire Protection District strives to provide timely review of plan reviews and permits with a general ten (10) business day turn around time.
 
Berthoud Fire currently enforces the 2021 International Fire Code within the Town of Berthoud, and Boulder and Larimer Counties.  The 2018 International Fire Code is enforced within Weld County.  

BFPD's Construction & Development Procedures Guide provides best practices for design of property development and provides IFC requirements related to such items as site design (fire apparatus access, firefighting water supply and addressing), fire protection systems, hazardous materials, and key boxes.

Every commercial project within the Berthoud Fire service area must undergo a formal plan review and a series of inspections as part of the building and occupancy permit process. These reviews and inspections ensure the safety of the finished building.

Our goal is to make the plan review process as easy as possible. To ensure a smooth and timely process, please follow the process below:

Please note:  Payment is due at time of initial submittal

To submit plans, you will need to complete the following steps:

1.Complete the Plan Review Application.  

2.Submit plans.  You will be able to attach and submit your plans with the plan review application.

3.Pay Review Fee.  Once you have completed the plan review application form and uploaded the plans, you will be directed to our pay portal to pay the plan review fee.

A portal administration fee for credit card payments or electronic check payments will be charged and retained by the Portal, not Berthoud Fire Protection District. Please see our 'fee & payment' page for our fee schedule and for more information.

NOTE:  A copy of the plans submitted to the Town of Berthoud or County shall also be sent to Berthoud Fire Protection District.  BFPD will review and sign off with the issuing building department.

4. Final Inspection 
Inspections shall be requested 48 hours in advance by calling or submitting request online.

The District's main inspection day is Tuesday; however, accommodations for other days may be granted based on the schedule availability of our Fire Marshal

During the development and building permit processes, it will be determined if fire-protection system permits (fire alarms and/or fire suppression) are required for the project. 

Fire-protection system permits are required whenever a new system is installed or when an existing system is modified. Fire-protection systems include fire sprinklers, fire alarm, spray (paint) booth suppression, cooking extinguishing systems, clean-agent suppression, fire pumps, etc.

3.Plan Review
Once the plans have been submitted and fee has been paid, our team will complete the review.  Once our review is complete, an email with the plan review comments and/or permit will be sent to the project contact.

*The BFPD permit must be posted on the job site.  All sets of plans are also required to be on site throughout the duration of the project.

Berthoud Fire is a reviewer for planning projects in the Town of Berthoud, and Boulder, Larimer, and Weld Counties.  When a project is submitted to the appropriate jurisdiction, the planning department will provide the submitted documents directly to BFPD. Berthoud Fire then reviews submittals prior to approval.

Berthoud Fire assesses a development review fee to applicants for review of the development review project.

  • In the Town of Berthoud and Larimer County, the applicant is required to submit a development review fee directly to the District.  Once submitted, the jurisdiction will route the application materials to the District for review.
     

  • In Boulder and Weld Counties, the planning department will submit the application materials to the District for the review. The District will invoice the applicant for the plan review fee. Once the fee has been paid and comments have been completed by the District, the plan review comments will be forwarded to the planning department and applicant. 

Note:  For proper tracking of the project, please be sure to include the project name, plan number and address or parcel number when paying the development review fee to the District.
